Can you apply for a UAE visa on your own?

Yes, but the process is more complex than it looks. Wrong visa category, missing documents, or a failed medical can delay your status by weeks and trigger additional fines.

the most common mistakes

Wrong visa category

Applying under the wrong type leads to rejection and a full restart of the process.

Incomplete document package

A missing NOC, wrong photo format, or expired passport causes automatic rejection.

Skipping the medical

Medical tests must be done at approved centres only. Wrong clinic means the result is not accepted.

Overstay before applying

Existing overstay fines must be cleared before any new visa application can proceed.

Missing Emirates ID registration

Biometrics must be submitted within 30 days of entry. Missing the deadline requires re-entry.

No health insurance

Most visa types require active health insurance at the time of application. A lapsed policy blocks submission.

What is the difference between a Golden Visa and an Investor Visa?

The Golden Visa is a 10-year residency for those who invest AED 2,000,000 or more in property, meet financial thresholds in other categories, or qualify through profession or achievement. The Investor Visa is a 2-year residency based on property ownership from AED 750,000. Both are property-linked but differ in investment threshold, duration, and renewal conditions.

Can I hold more than one UAE visa type at the same time?

No. UAE residents hold one active residency visa at a time. If your situation changes, you cancel the current visa and apply for the new type. Our advisors manage the transition to avoid overstay gaps.

Can I switch from one visa type to another?

Yes, in most cases. The switch requires cancellation of the existing visa before the new one is issued. Planning the timing is important to avoid overstay fines or gaps in status.

How do I know which visa type is right for my situation?

The right visa depends on your income source, employment status, property ownership, and long-term plans in the UAE. We assess your profile in a free consultation and recommend the most suitable route before any documents are prepared.

What happens if my visa expires before I renew it?

An overstay fine of AED 50 per day applies from the day after expiry. Fines must be cleared before any new application is processed. We track renewal deadlines and initiate the process in advance to prevent overstay situations.
